ONE | GT joins Small LuxuryHotels of the World™— enhancing Cayman’s global connectivity via Hilton connection

In a move set to elevate Grand Cayman’s profile on the world stage, the landmark development ONE | GT has officially joined the prestigious Small Luxury Hotels of the World™ (SLH) collection.


This exclusive affiliation places ONE | GT among a curated network of over 620 independent boutique properties across more than 90 countries, further enhancing Cayman’s global luxury hospitality footprint. Through SLH’s strategic partnership with Hilton, the hotel is positioned to benefit from visibility across Hilton’s global booking platforms upon opening — which reach over 180 million Hilton Honors members.

The announcement was made at an exclusive event hosted by the ONE | GT development team IRG, in collaboration with regional banking partner CIBC. Attended by homeowners, investors, and key stakeholders, the event highlighted several major milestones for the project as it accelerates toward its late 2025 completion and final residential sales phase.

The hotel, managed by Remington Hospitality, will benefit from the operational strength of a group that manages over 135 hotels across the United States and Caribbean, including notable luxury boutique properties such as The Joule in Dallas, Hotel Yountville in Napa Valley, and The Saint and La Concha in Key West. The ONE | GT hotel is scheduled to open in late 2025, with the residential suites and
apartments ready for occupancy ahead of then.


Alongside the SLH and Remington announcements, IRG introduced a set of exclusive purchase incentives designed to build excitement and spur momentum in the final sales phase including a developer stamp duty payment initiative, and personalised buyer-financing packages in partnership with CIBC. ONE | GT CONSTRUCTION UPDATE - MAY 2024

Have you driven past the site of the International Award-Winning ONE | GT Hotel & Residences on Goring Avenue lately? If you have, you will notice that we are soaring to new heights at 10 floors above sea level!

The construction team at ONE | GT is pleased to announce the imminent start of the concrete pour of the roof slab and hope to have the main roof completed. The rooftop pool vault, bar, event space walls, and roofs should be completed by the end of June. Completion of the building structure shall see the start of the civil works on the surrounding property, including car parks, paseos, and hard landscaping.

Windows have been installed from the ground floor to level 6 with levels 7 & 8 due to be installed in May, and 9 & 10 in June. Meanwhile, internal walls and ceiling framing is complete up to level 6. Ceiling and wall finishes are set to be completed on level 3 with closing of the walls on level 4 due to commence later in May.

Goring Avenue has been seeing a lot of action with construction moving at a quick pace at the ONE | GT site.

September sees the completion of the Level 4 floor slab and columns, along with the Level 3 pool deck and columns, allowing construction of the Level 5 floor slab to get well underway.

The breezeway shell is complete and ready to receive the pedestrian bridge connecting the Level 2 library to the Signature Restaurant.

The installation of the concrete block-work for internal walls has begun in the Basement and on Level 1. We are on schedule to commence the fit out of the Level 3 hotel units in November.

Residency by Investment in the Cayman Islands

Owners of ONE | GT may be able to qualify for the Cayman Islands Residency-By-Investment Program.

The Cayman Islands boast modern infrastructure, low crime rate, excellent healthcare and education facilities, and sound judiciary and pro-business environment, all of which contribute to making the Cayman Islands a vibrant place to live. A full-time population of approximately 78,000 residents comprises more than 130 nationalities.

Residency by Property Investment

There are two main routes to residency in the Cayman Islands, each with a different set of criteria to qualify and offering different benefits for HNW individuals and their families.

Route 1 - Certificate of Permanent Residency

Must reside in the Cayman Islands for at least 1 day per year

To qualify you must be at least 18 years of age, with no serious criminal convictions, in good health, and in possession of adequate insurance coverage.

You must have invested at least CI$2M/ US$2.4M in developed real estate in the Cayman Islands and have sufficient financial resources to adequately maintain yourself.

Upon payment of CI$100K (US$122K) you will qualify for a certificate of permanent residency, which allows you to reside, but not work, in the Cayman Islands.

However, Certificate holders may apply to the Caymanian Status & Permanent Residency Board or the Chief Immigration Officer for a variation of the Certificate to allow the right to work in the Cayman Islands.

A spouse and dependent children may also enjoy the right to reside in the Islands under the Permanent Residency holders’ certificate (without the right to work).

Route 2 - Renewable Residency Certificate

Must reside in the Cayman Islands for at least 30 days per year

To qualify you must be at least 18 years of age, with no serious criminal convictions, in good health, and in possession of adequate insurance coverage.

You must have a continuous source of income of CI$120K/ US$120K OR have CI$400K/ US$488K in a Cayman Islands registered bank, and have invested in at least CI$500K/ US$610K worth of developed real estate in the islands and have other local investments (Such as shares in a local company, a locally based investment fund, holding funds on account with a local bank or further investment in real estate) making a total investment in the Cayman Islands of at least CI$1M/ US$1.22M.

Upon payment of CI$20K/ US$25K you qualify for a 25-year renewable residency certificate, which allows you to reside, but not work, in the Cayman Islands.

ONE | GT Construction Update

If you have passed by the ONE | GT site on Goring Avenue in recent weeks, you will have noticed construction is moving at pace. Some 1,700 cubic yards of concrete were cast in December and a further 1,500-2,000 cubic yards will have been poured this month as we see the completion of the foundation raft slab and construction of the basement walls and columns well underway, bringing the development one step closer to going vertical.

Further progress is being made with regards to the surrounding infrastructure. The ONE|GT development team has been working closely with the local utility providers to implement the rerouting of overhead services underground, making for a more aesthetically pleasing environment with the added safety of the utilities being protected in underground conduits in the event of storm force winds.

ONE|GT Boutique Hotel & Residences started selling in March last year and is now over 60% sold, brought to you by the same development team of the recently completed Harbour Walk. The project brings the perfect combination of iconic design and effortless living to Cayman’s capital.

The Cayman Islands Has Removed all Covid-19 Travel Restrictions

The Cayman Islands has now removed all Covid-19 travel restrictions!

Starting today, travelers will no longer need to show proof of vaccination, a negative test, or a travel declaration/ request in order to enter the Cayman Islands. All vaccinated and unvaccinated travellers are permitted to enter the Cayman Islands without the need of extra documentation or health-related steps due to the COVID-19 pandemic.

After 2.5 years of covid related restrictions, the Cayman Islands is satisfied that they can safely open the borders entirely and remove all limitations to travel into the country. This decision was aided by the fact that more than 92% of persons over the age of 5 years old have received at least two doses of the vaccine, according to the Cayman Islands Government.

This will undoubtedly result in a very positive high season for both the tourism and real estate industry.
